Starting downstairs: a courtyard like a good hotel
We start with the courtyard. There are two large pools, and in one the water slopes in gently like a beach: small children walk in on their own, no steps. Around them there is a lounger area on artificial grass, a playground and the complex's own padel court. Bikes do not have to go up to the flat: they have their own parking.
Your parking space and storage room are downstairs too. Both are included in the price of the flat, and the car park is pre-wired for charging an electric car.
Going up: a tower of 37 homes
The first phase of JADE is one 13-storey tower with just 37 homes, about three per floor on average. Two-bedroom flats are only on the first and second floors; higher up they have three bedrooms. On the twelfth and thirteenth floors the three-bedroom flats are bigger, almost 98 m², with terraces of up to 46 m².
The flat: three bedrooms and a terrace for breakfast
A three-bedroom flat on the tenth floor: 80.25 m² of living space and a 23.70 m² terrace. The living room opens onto the terrace through sliding doors, and the breakfast table is easy to carry outside. Two bathrooms: in a home where a family with children lives, that ends the morning queues.
The kitchen has large soft-close cabinets, and the oven, induction hob, extractor hood and fridge are already built in. Floors are first-quality porcelain tile, and the terrace has the same porcelain. The bathrooms have wall-hung toilets, resin shower trays with glass screens and electric towel rails.
What you cannot see in the photos
Air conditioning throughout the flat, and hot water comes from an aerothermal system. The bedrooms and living room have motorised blinds, the building has a basic smart home package that can be extended, fibre optics and USB sockets by the beds and in the living room. The front door is armoured. Room-by-room Airzone climate control can be added for an extra charge.
Where it is
The building is in Calpe, about 550 metres from the sea on foot. Next to it the second phase of the same complex, JADE 2, is being built and will be handed over at the end of 2028. For a buyer this means you can live in the first phase now rather than wait two years.

The parking space and storage room are already in the price, you do not pay for them separately. On top of the price come 10% VAT and 1.4% stamp duty, plus notary and land registry fees.

Who is next door
The second phase of the same complex, JADE 2, is 463 metres from the sea with flats from 491,000 euros, but keys only at the end of 2028. At Towers Calpe, 700 metres from the sea, a two-bedroom flat costs from 465,000 euros, with handover from September 2028. Of the finished buildings, the closest to the sea is Seaway Tower, about 250 metres, with three bedrooms from 645,000 euros, and at Golden Leaves a finished three-bedroom flat with furniture and appliances costs 690,000 euros.
JADE is chosen by those who need keys now and a three-bedroom flat with parking and storage in the price. Who it suits
A family with children who need three bedrooms, two bathrooms and a pool with a shallow entry in the courtyard. A couple moving to the sea who do not want to wait for construction. A buyer who will come for the season and wants to leave the car and their things in their own storage room.
